About these deadlines
The Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 (SI 2025/1042) — Awaab's Law — set out the statutory timeframes for registered providers of social housing. Day 0 is the date the landlord becomes aware. Every working-day period begins the day after Day 0 (or the day after the relevant investigation concludes, depending on the deadline). Working days exclude weekends, Christmas Day, Good Friday, and bank holidays.
- 24-hour rule (regulation 5): For an emergency hazard posing an imminent and significant risk of harm, the landlord must investigate and complete relevant safety work within 24 hours of becoming aware.
- 10-working-day rule (regulation 6): For a significant hazard, the landlord must complete the investigation within 10 working days, beginning the day after notification.
- 3-working-day rule (regulation 9): The written summary of the investigation findings must be sent to the tenant within 3 working days, beginning the day after the investigation concludes.
- 5-working-day rule (regulation 11): Relevant safety work for a significant hazard must be completed within 5 working days, beginning the day after the investigation concludes; otherwise the landlord must secure suitable alternative accommodation at the landlord's expense.
- 12-week backstop (regulation 13): Supplementary preventative work must begin within 5 working days, counted from the day after the day on which the investigation is completed, or, where that is not reasonably practicable, by the end of 12 weeks beginning the day after the investigation. Completion must follow within a reasonable period.
