Air quality compliance tools for landlords
Damp and mould start with moisture in the air. The kit below covers the whole job: PIV units, extractor fans and dehumidifiers to bring humidity down, and hygrometers, damp meters, air quality monitors and thermal cameras to find the problem and record the readings.

Preparing for Phase 2?
Phase 2 of Awaab's Law is due on 30 November 2026, subject to Parliament, and adds seven more hazard groups. The Phase 2 compliance tools and suppliers page lists equipment and suppliers for each of them.
Positive Input Ventilation (PIV) Units
PIV units are the most effective long-term solution for condensation damp. They introduce a continuous supply of filtered, slightly warmed air from the loft, pressurising the property and pushing moist air out. Recommended for properties with persistent condensation mould where extractor fans alone are insufficient.

Dehumidifiers
Essential for rapid moisture reduction following a damp incident and for ongoing management in high-humidity properties. Desiccant models work in cold rooms (below 15°C); compressor (refrigerant) models are more energy-efficient in warmer living spaces. Document humidity readings before and after use for your evidence log.

Extractor Fans
Bathroom and kitchen extractor fans are the simplest, cheapest intervention for preventing condensation mould. A non-functioning or undersized extractor is frequently the primary cause of bathroom mould. Check extractor function as part of every inspection — a failed extractor is an immediate remediation action.
