- 27 October 2025. Awaab's Law becomes enforceable, with damp and mould in scope. The Compliance Pack is written for this.
- 30 November 2026. Seven more hazard categories come into scope, subject to parliamentary approval. The Phase 2 Extension Pack is written for this.
- Both phases run on one clock. An emergency means investigating and making safe within 24 hours; anything else is investigated within 10 working days.
- Once the investigation is complete: the written summary within 3 working days, the safety work within 5, and 5 working days to begin preventative work, with a 12-week backstop where that is not reasonably practicable.

The case for both
Why both packs, and why now.
Awaab's Law has been enforceable since 27 October 2025, but only for damp and mould. On 30 November 2026 seven more hazard categories come into scope as significant hazards: excess cold, excess heat, falls, structural collapse, fire and explosions, electrical hazards, and domestic and personal hygiene and food safety. The amending regulations were laid before Parliament in draft on 13 July 2026 and MHCLG has published the date; Parliament still has to approve them, so treat 30 November as a date to be ready for, not one already in force.
